I've seen too many projects where finishes are done and equipment is in, only to hit a hard requirement wall—rework costs three times more than building new. The reason is simple: lab conversion isn't renovation; it's a safety and compliance project.

The core of a BSL-2 biosafety lab is "safety," not "looks." Old factories have too many inherent flaws—if the basics don't hold, no amount of tuning later can save it.

1. Ceiling Height & Clear Height—The Easiest Hard Metric to Fail

Many old factories look like they have enough ceiling height, but after ductwork, cable trays, and fire lines go in, the actual clear height shrinks dramatically.

BSL-2 requires a clear height of ≥2.6 meters—this isn't a suggestion, it's mandatory. Equipment placement, personnel movement, and airflow all need minimum space. If clear height falls short, airflow dead zones pile up, settle plate counts never pass, and no amount of adjustment can fix it.

Check: Measure the actual clear height under beams before conversion, and reserve space for ductwork, cable trays, and fire lines to confirm the final clear height meets the 2.6m baseline.

2. Floor Load Capacity—The Hidden Trap 90% of Beginners Miss

Biosafety cabinets, constant temperature/humidity units, fresh air handlers—these are all heavy equipment. Old factory floors were mostly designed decades ago with inconsistent load specs.

If you skip load testing upfront, and equipment exceeds floor capacity once installed, you face two consequences:

Safety hazards: cracks or even structural damage;

Acceptance risk: direct failure at inspection.

Then it's either dismantling equipment for rework or reinforcing the floor—delays, doubled costs, and the owner bears the loss.

Check: Hire a professional agency for floor load testing before conversion, cross-check against equipment load specs item by item, and schedule structural reinforcement if it doesn't meet requirements.

3. Independent Exhaust & Waste Gas Treatment—The Biosafety Bottom Line

Typical factory ventilation is just standard exhaust—no independent negative pressure system.

BSL-2 explicitly requires: independent exhaust, HEPA filtration, and harmless treatment—positive pressure leakage is strictly prohibited.

This is where old conversions fail most—shared exhaust ducts, no filtration, insufficient airflow. Even if indoor parameters are perfect, aerosol leakage risk can't be eliminated, and environmental review and filing get rejected outright for non-compliance with biosafety standards.

Check: Verify whether the existing exhaust system has independent ducts, whether it can accommodate HEPA filters, and whether the exhaust fan room location and electrical capacity meet new equipment needs.

4. Original Layout, Flow Path & Zoning—Structural Flaws That Can't Be Fixed Later

BSL-2 demands strict clean/dirty separation and one-way flow—corridors, buffer rooms, and the main lab must be laid out in a gradient, no exceptions.

Many old factories have poor squareness, messy layouts, and fixed door/window positions. If the original structure can't be adapted to create independent buffer rooms or separate personnel, materials, and waste flows, you get crossed flow paths and short-circuited airflow—structural problems.

These flaws can't be fixed by any tuning later—only by tearing down walls and rebuilding.

Check: Have the design team draft a flow path sketch before conversion to confirm whether the existing wall layout can achieve three-way separation with minimal demolition; if not, assess the cost feasibility of major structural changes.

5. Environmental Review & Compliance Filing—What Determines Legal Viability

Many old factories fail on land use classification, environmental review approval, or discharge permits from the start.

BSL-2 is a biosafety lab—wastewater, exhaust gas, and solid waste all have dedicated treatment requirements that standard cleanrooms can't match.

Even if your construction is flawless and all parameters pass, if the factory itself can't support biosafety lab filing or complete environmental review—

You won't get legal qualification;

You won't pass CNAS audits;

You won't pass routine unannounced inspections.

The entire project is dead, and every dollar invested is gone.

Check: Before starting, take the factory's original property documents, land use certificates, and historical environmental approvals to the local ecological environment department for a pre-consultation to confirm whether the site qualifies for biosafety lab filing.
